Building Surveys
If you are buying a residential property, you may find that a RICS HomeBuyer report is sufficient – and is the most cost-effective option.
However, if the house is of an unusual construction, or in a very dilapidated condition, or has listed building status, or where extensive renovation is planned, you may wish to have a building survey.
A building survey will give you a clear, impartial and detailed assessment, including a comprehensive breakdown of any issues and actions that you might need to plan and budget for – invaluable if you are negotiating a purchase price or commercial lease.
The building survey includes:-
- Detailed descriptions of the construction, defects noted and the scope (and estimated costs) of any remedial works
What our surveyors offer you:-
- Discussion with you before inspection, to go over any specific questions
- Communicating with your conveyancing solicitor, ahead of the inspection
- Preliminary advice on proposed extensions, alterations and conversions
- Sending a copy of our inspection report to your solicitor, highlighting issues that require their input
- Tall ladder access and test to foul drainage (added extra at cost)
A building survey inspection is particularly suitable for:-
- Older and dilapidated properties or with listed building status
- Buildings of unusual construction
- Properties you plan to renovate or alter in any way
- Properties that have had extensive alterations
At Rumball Sedgwick, our building surveys are tailored to your needs and undertaken by a chartered building surveyor.
